Should you wait until Spring to list your home?

To stay in your home or to list it? If you’re on the fence about selling, chances are it may be time to make a change. While many home sellers do not think of winter as prime selling season, in many ways it can be incredibly beneficial.

So how do you determine if it’s the right time for you to sell your home? Use these three tips to help you decide.

1. Check Out the Competition

We get why many people believe spring is the best time to sell a home. The flowers are in bloom, the sun sets later, and you see more and more ‘For Sale’ signs popping up around the neighborhood. But these reasons might be exactly why winter is the best time for you to sell. Your home will face less competition, making it more likely to attract more serious home buyers. It’s the theory of supply and demand. With fewer homes for sale, the demand for houses goes up, along with your chances of receiving good offers for your home.

2. Consider Your Projects

If there are just one or two projects holding you back from selling your home, do some research to determine if they’re worth your time and energy in the long run. In many cases, it’s okay to skip certain renovation projects if they won’t help your return on investment (ROI) when it’s time to sell. Tasks such as landscaping or re-staining the deck are time-consuming, costly, and likely won’t be a major factor for buyers looking for homes in the winter. Check out this infographic to see which upgrades can help you get the most bang for your buck, and which ones you’re better off skipping.

3. Evaluate Your Schedule

Consider the necessary steps you’ll need to take in order to list your home. There can be a lot of tidying and sprucing up that goes into showings and open houses. Plus, the holiday season tends to be a busy time for a lot of folks. If you’re able to set aside a little bit of time for preparations, then all the more reason to take advantage of a less competitive selling season and reach those eager home buyers.

Should You Stay or Should You Go?

Selling your home is a big decision — no matter what season it is — but with more serious buyers and typically less competition, the winter months could be a great opportunity for you to sell your home quickly and for the right price. As long as the time is right for you and your family, don’t let the colder temps hold you back!
